Showing Strategies For Success!

Once we launch your property LIVE on the market, much of your activity leading up to escrow will involve preparing and maintaining the property to look its best. As we get set to show as many potential buyers as possible, we want to share with you some of our surefire showing strategies:

  • For your convenience all scheduled showings will be input directly on your property calendar.
  • Keep your home ready for last minute showings, both inside AND outside 24/7! If buyers aren’t wow-ed by the curb appeal, they’ll never come inside. The interior, just like any showroom, needs to appear in perfect condition every day. The kinds of tasks that are important are hopefully simple ones: making the beds, stuffing last night’s dirty pans in the dishwasher, picking up loose newspaper, etc.  We know it is inconvenient but it is a crucial component of helping you get the highest price.
  • Be sure to let us know any time/day restrictions in showing your property and any special showing instructions. When agents want to view your home, they will call to make an appointment. Please make sure that we always have an immediate way to contact you.
  • The more people who see your home significantly increases your chances to sell quickly. Yes, it’s annoying to show your home at dinnertime, but if people buy your home and we’re off the market that much quicker, isn’t it worth it?
  • Please be aware that occasionally, an agent or a buyer will knock on your door thinking that they will be shown around on demand. This is not appropriate and we highly encourage politely declining and handing them our business card so they can go the proper route of making an appointment with us.
  • For showings, we request the seller to be out of the home. It can make buyers uncomfortable looking at the home if the seller is there.  In the unlikely event you get caught at home during a showing, please don’t attempt to “sell” your house; you may inadvertently disclose a compromising fact or bore the buyers with information they are not interested in. Let the agent(s) sell your home. You may feel that an agent is not showing the important features of your home, but the agent knows people wish to discover the ambiance of homes on their own rather than have amenities forcefully pointed out.
  • Preferably, PETS should be out of the house or, at very least, out of the way during all showings and Open Houses. Although we LOVE our furry friends others may not. It is important that the buyer picture themselves living in the home and we do not want them to be distracted by your pet’s shedded hair, smells, stray toys, etc.
  • The number of showings is related to many factors, including location, condition of the property, the marketing strategy, and, primarily the price. While the quality is more important than the quantity of showings, the more buyers who see your property, the better chance we have of the right, qualified buyer writing an offer for your home.
